With an account, you can save your favourite listings, organize searches based on your criteria, receive property notifications, communicate with Sellers, manage your email alerts, and more - all in one place.*
Listings are updated as soon as new information is provided by the REALTOR® or Private Seller. It is the sellers responsibility to keep their listings updated.
Absolutely! You can contact the seller directly through AlbertaLands.ca. Each listing features a messaging option that allows you to reach out to the REALTOR® or Private Seller without hassle. We recommend creating an account to unlock all communication capabilities and enhance your experience.
Yes, you are welcome to search using any of our search filters. Our advanced filters allow searches by primary land type, price, region, city/area, land size, listing status, MLS #, and zoning.
When a listing displays the Verified by AlbertaLands.ca badge, it means our team has completed the following multi-point checks:
- Owner Name Matching: We cross-reference the name on the municipal Tax Notice with the Government-issued Photo ID provided by the lister. We accept reasonable variations (e.g., middle initials, common legal name abbreviations, or standard name changes).
- Official Land Title Verification: Using the SPIN2 platform or Teranet Alberta, we pull the official Land Title from the Alberta Land Titles Office based on the legal land description or roll number. We verify that the registered owner matches the person posting the listing and check for any recent transfers or obvious conflicting caveats.
These steps help add a layer of credibility and transparency to private (non-REALTOR®) listings.
AlbertaLands.ca offers a “REALTOR® Verified” badge on listings posted by licensed real estate professionals. This badge indicates that the listing was posted by a verified REALTOR® who has successfully completed our basic identity and RECA membership verification process.
- We have confirmed their identity matches their REALTOR® credentials.
- The listing appears under their professional account.
This badge helps buyers quickly identify listings handled by licensed professionals.
For Sellers
Anyone can post land on AlbertaLands.ca if they meet one of the following criteria: 1) they are named on the Land Title, 2) hold signing authority for the corporation listed on the Land Title, 3) if owned by an estate they have Power of Attorney or signing authority, or 4) are a REALTOR®. Please note that the listing must be for bareland. To get your land listed, kindly visit our Advertise With Us page.
What types of land are listed?
We focus solely on bareland in Alberta, including agricultural, recreational, development, multi-family, commercial and acreage land.
Our platform is all about Alberta land, but we know some parcels come with a home or building. You're totally welcome to list it. Just make sure to highlight the dwelling details in the property description only — we keep the main listing focused on the land so buyers searching for raw land or development opportunities can find it easily.

- Do I need to create an account to advertise my property?
Yes, you will be required to create an account to list a property on AlbertaLands.ca.
REALTOR®s
REALTOR®s must verify their identity and REALTOR® status. Once verified, they will have full access to post listings without needing additional approvals. It is the responsibility of REALTOR®s, as mandated by their license, to ensure that all listing information is accurate and up to date.
What types of land are listed?
We focus solely on bareland in Alberta, including agricultural, recreational, development, multi-family, commercial and acreage land.
REALTOR® subscriptions are not restricted to a specific listing. You can assign subscription seats to any listing you prefer. To assign a seat to a particular listing, please visit the Listings tab in your REALTOR® Seller Portal and edit the desired listing.
If you have already utilized all your subscription seats, you will need to remove a seat from another listing in order to assign it to a new one. Alternatively, you can update your overall subscription, please visit the Subscription tab in your REALTOR® Seller Portal.
Private Sellers
Private Sellers must verify their identity to gain full access to the portal. Additionally, each listing requires Alberta Lands to pull the title and verify property information before it can be approved and made live to the public. It is your responsibility to ensure that all information provided is accurate, while we verify details to maintain the credibility of our site for all buyers.
* Please note that the seller's name and ID must match the name on the property title in order to list with us. If the property is owned by a corporation or an estate you will need proof of signing authority to list it on Alberta Lands. According to the terms and conditions of Albertalands.ca, listings submitted by individuals who are not the legal owners of the property will not be approved.
Your listing will be reviewed within 48 hours of submission, and you will receive an email notification with an update on its status. Once approved, your listing will be published on AlbertaLands.ca for public viewing. If any changes are required, you will be contacted via email with specific instructions.
To have your listing go live, a setup fee and a subscription are required for each listing. The setup fee will be charged upon submission of your listing for approval, while the subscription fee will only be processed once your listing is approved and officially published.

Additionally, we connect buyers and sellers directly, removing the middleman for a seamless experience and helping you avoid unnecessary real estate fees.

By specializing in advertising bare land, we provide a streamlined and highly targeted experience for both buyers and sellers, free from distractions related to residential or unrelated listings. However, some properties with minimal buildings may still qualify for advertising.
You can upgrade anytime! We’ll simply charge you a prorated rate today to bridge the gap for the rest of your current cycle. From your next billing date onward, you’ll be charged the standard price for your new plan.
If you cancel your subscription during a billing period, you will continue to have access to your features until the end of your current cycle. While we do not offer refunds for partial months, you will not be charged again moving forward.
