Welcome to AlbertaLands.ca. These Terms and Conditions (“Terms”) outline the rules and guidelines governing your monthly subscription and use of our land listing services. By subscribing to any plan, you agree to the following terms. We believe in keeping things clear, transparent, and straightforward — making it easy for Alberta landowners, buyers, and professionals to connect with confidence.

Who We Are & What This Covers

Welcome to AlbertaLands.ca, the premier marketplace for searching, buying, listing, and selling land across the province. Whether you are a REALTOR® or a private landowner, our platform provides the tools, exposure, and marketing needed to showcase Alberta land—while you maintain full control over your deals.

The Agreement

These Terms and Conditions (“Terms”) govern your use of our platform and your monthly subscription(s). By creating an account or purchasing a subscription, you agree to these Terms. We aim to keep things straightforward and fair, but as this is a legal agreement, please read it carefully.

Our Role

AlbertaLands.ca is an online advertising platform, not a real estate brokerage, agent, or intermediary. * We Provide: The digital space and marketing tools to connect sellers with buyers.

  • You Provide: The negotiation and finalization of the transaction.

Note: We are not involved in the actual exchange of property or legal representation; we simply provide the stage for your land to shine.

Subscription Plans & Fees

We offer subscription plans and optional add-ons for Private Listings and REALTOR® listings.

All pricing is listed in CAD and subject to applicable taxes. Subscription fees are billed monthly unless otherwise stated. 

Sign-up fees (where applicable) are one-time, per listing, and charged upfront

Important:

  • All fees, including sign-up fees and add-ons, are non-refundable, except where required by law.
  • We reserve the right to change pricing at any time. Any changes will take effect at the start of your next billing cycle.

 

Add-Ons & Services

Add-ons (including but not limited to signage, drone photography, and promotional features) may be fulfilled by AlbertaLands.ca or third-party providers. Timelines may vary and additional travel or delivery fees may apply. We are not responsible for delays outside our control

All add-ons are non-refundable once purchased.

We and our third-party providers make no warranties regarding the quality, timeliness, or results of any add-on services. All add-on services are provided “as is.”

Listings & Platform Rules

General

  • Listings must be land-focused and relevant to the platform
  • You must provide accurate, truthful, and complete information
  • You may only list property you are authorized to sell
  • We reserve the right to review, approve, reject, edit, or remove any listing at our sole discretion.

Private Seller Listings

  • Verification may include title searches, documentation review, and mapping
  • Listings must pass our approval process before going live

REALTOR® Listings

  • REALTORS® must provide valid RECA credentials
  • You are solely responsible for compliance with all applicable regulations and advertising rules

Content Standards

  • No misleading, fraudulent, or deceptive content
  • No spam, irrelevant listings, or prohibited material
  • Violation of these rules may result in immediate removal without notice.

You are solely responsible for the accuracy and legality of your listing. We perform limited verification and make no representations regarding title, zoning, environmental conditions, easements, or any other aspect of the property. Buyers and sellers must perform their own independent investigations.

Billing & Payments

  • Subscriptions auto-renew every month on your billing date.
  • You authorize us to charge your payment method on file. 
  • You are responsible for keeping your payment information current
  • Sign-up fees (for Private Listings) are charged upon sending your listing for approval.
  • You’ll get an email receipt for every charge. No sneaky stuff here.
  • Payment Failure? 
  • We will retry the charge.
  • Your listing(s) may be paused or removed.
  • Continued non-payment may result in account suspension or cancellation.
  • Outstanding balances may be sent to collections.
  • Chargebacks or payment disputes may result in immediate account suspension.

 

Cancellation, Pausing & Changes

We’ve made it super simple and flexible:

  • Cancellation takes effect at the end of your current billing period
  • No partial refunds are provided
  • You may upgrade, downgrade, or modify your subscription at any time. Changes take effect on the next billing cycle unless otherwise stated.
  • With a REALTOR® account marking a property as “SOLD” does not cancel your subscription.

Important Notes:

  • We reserve the right to suspend or cancel your subscription at any time if you violate these Terms, post misleading information, or fail our verification process.
  • With a REALTOR® account, your monthly subscription remains active as long as you have an active subscription. Subscriptions are fully transferable between your approved listings — you can easily switch the subscription to another approved listing with no extra charges. 
  • With a REALTOR® account, marking a property as “Sold” does not automatically cancel your subscription. The billing will continue. If you no longer want to keep your subscription active, please cancel it entirely through your Seller Portal.

 

Eligibility

To use AlbertaLands.ca, you must:

  • Be at least 18 years old
  • Be legally able to enter into binding agreements
  • Have the legal right to list the property (owner or authorized representative)

 

Listing Rules & Verification

  • REALTOR®s: You self-verify with RECA details. You’re accountable under RECA rules—keep it credible!
  • Land Listings: To list on Alberta Lands your listing must be land focused. We are not the platform to list your house, commercial property, etc. 
  • Private Listings: Provide tax notice + we pull title, capture maps, and review everything. Approval required before going live. This keeps the platform trustworthy.
  • You can edit listings anytime (photos, price, details), but major changes may trigger a quick follow up review for Private Listings.
  • Max photos: 5 photos max. High-quality only—no blurry phone snaps, please. Professional photos are highly recommended!

We love fun listings, but no fake info, spam, or off-topic stuff (this is land only, folks).

What You Get (and What You Don’t)

  • Exposure on our site, search tools, alerts for buyers, and (in higher tiers) social media bumps + newsletter features.
  • We provide tools like saved searches, buyer notifications, and direct chat.
  • Not included: Legal advice, title transfers, commissions (you handle your own deals), or guarantees of sale. We’re the platform, not the realtor.

 

Your Responsibilities

  • Keep your account info accurate.
  • Only list land you own or are authorized to sell.
  • Comply with all Alberta laws, RECA rules (if applicable), and anti-spam regs.
  • Respect buyer privacy and respond promptly to inquiries.

 

Our Rights

We can:

  • Update these Terms (we’ll email you changes).
  • Remove listings that don’t meet standards.
  • Feature your listing on homepage/social (higher tiers).
  • Use anonymized data to improve the platform.

 

Intellectual Property

You retain ownership of your content. By posting a listing, you grant AlbertaLands.ca a non-exclusive, royalty-free license to use, reproduce, display, and promote your content across our platform, marketing channels, and advertising efforts.

Limitations & No Guarantees

AlbertaLands.ca is provided on an “as is” and “as available” basis.

We are not responsible for:

  • Listing accuracy
  • User conduct
  • Failed transactions
  • Loss of opportunities, profits, or data
  • To the maximum extent permitted by law, our total liability is limited to the amount you have paid us in the past 12 months.

To the maximum extent permitted by law, AlbertaLands.ca and its affiliates, officers, directors, employees, agents, and licensors shall not be liable for any indirect, incidental, special, consequential, or punitive damages, including but not limited to loss of profits, data, goodwill, business opportunities, or any other intangible losses, even if we have been advised of the possibility of such damages.

Our total aggregate liability to you for any claim arising out of or relating to these Terms or your use of the Platform shall not exceed the greater of (i) the total amount paid by you to us in the twelve (12) months preceding the claim, or (ii) $100 CAD.

We do not warrant or guarantee the accuracy, completeness, reliability, or legality of any listings, user content, or third-party services. You acknowledge that land transactions involve significant risk and that you are solely responsible for conducting your own due diligence, including title searches, environmental assessments, zoning verification, and legal/tax advice.

 

Verified Listings & Trust Badges

What Does “Verified by Albertalands.ca” Mean?

When a listing displays the Verified by AlbertaLands.ca badge, it means our team has completed the following multi-point checks:

  • Owner Name Matching: We cross-reference the name on the municipal Tax Notice with the Government-issued Photo ID provided by the lister. We accept reasonable variations (e.g., middle initials, common legal name abbreviations, or standard name changes).
  • Official Land Title Verification: Using the SPIN2 platform or Teranet Alberta, we pull the official Land Title from the Alberta Land Titles Office based on the legal land description or roll number. We verify that the registered owner matches the person posting the listing and check for any recent transfers or obvious conflicting caveats.

These steps help add a layer of credibility and transparency to private (non-REALTOR®) listings.

What Does “REALTOR® Verified” Mean?

AlbertaLands.ca offers a REALTOR® Verified badge on listings posted by licensed real estate professionals. This badge indicates that the listing was posted by a verified REALTOR® who has successfully completed our basic identity and RECA membership verification process.

  • The poster has provided valid RECA licensing information.
  • We have confirmed their identity matches their REALTOR® credentials.
  • The listing appears under their professional account.

This badge helps buyers quickly identify listings handled by licensed professionals.

Important Limitations & Disclaimers

AlbertaLands.ca is a marketing platform only. We do not act as a real estate brokerage, title company, lawyer, or purchasing agent. We do not facilitate transactions, hold deposits, or guarantee any aspect of a property sale.

Even on Verified Listings:

  • The verification process is designed to provide reasonable assurance based on available public and provided records at the time of review.
  • We do not guarantee that the information is error-free, complete, or up-to-date.
  • We are not responsible for any undisclosed liens, easements, environmental issues, zoning changes, or other title defects that may exist.
  • Buyers must perform their own due diligence, including (but not limited to) hiring a lawyer, conducting a full title search, reviewing land use bylaws, environmental assessments, and physically inspecting the property.

The “Verified by AlbertaLands.ca” or “REALTOR® Verified” badges does not create any warranty or guarantee regarding the accuracy, ownership, condition, or value of the property. It simply indicates that our basic verification steps were successfully completed. The Buyer is solely responsible for verifying all aspects of any property before making a purchase decision. Any transaction is strictly between you and the seller.

If any part of this limitation of liability is found to be unenforceable under applicable law, our liability shall be limited to the maximum extent permitted by law.

User Disputes

You are solely responsible for your interactions and transactions with other users.

AlbertaLands.ca:

  • Is not a party to any agreement between users
  • Does not mediate disputes
  • Is not liable for any loss, damages, or claims arising from user interactions

 

Indemnification

You agree to indemnify, defend, and hold harmless AlbertaLands.ca, its affiliates, and their respective officers, directors, employees, and agents from and against any and all claims, damages, losses, liabilities, costs, and expenses (including reasonable legal fees) arising out of or relating to: (i) your listings or content, (ii) your transactions with other users, (iii) your violation of these Terms or any law, or (iv) any third-party claim related to your use of the Platform.

Suspension & Termination

We can end your access for serious violations. You can cancel as noted above. Upon termination, listings come down and billing stops (at period end).

We may suspend or terminate your account or listings at any time, without notice, if:

  • You violate these Terms
  • You provide false or misleading information
  • Payments fail or are disputed
  • You are harassing other site users 

No refunds will be provided in these cases. Upon termination, your listings will be removed and access to the platform may be restricted.

Your Responsibilities

You agree to:

  • Keep your account information accurate and up to date
  • Respond to inquiries in a timely manner
  • Comply with all applicable laws and regulations
  • Respect the privacy and rights of other users

 

Platform Role & No Guarantees

AlbertaLands.ca is a marketing and listing platform only. We do not:

  • Participate in transactions
  • Represent buyers or sellers
  • Guarantee sales, leads, inquiries, or listing performance
  • All transactions occur directly between users at their own risk.

 

Governing Law

These Terms are governed by the laws of Alberta and Canada. Any disputes shall be handled in the courts of Edmonton, Alberta.

 

No Fiduciary Relationship

Nothing in these Terms creates any agency, partnership, joint venture, employer-employee, or fiduciary relationship between you and AlbertaLands.ca. We act solely as a passive platform provider.

Force Majeure

We are not liable for delays or failures caused by events beyond our control, including but not

limited to natural disasters, outages, technical failures, market disruptions, cyber attacks, government regulations, or pandemics.

Privacy 

Your use of AlbertaLands.ca is also governed by our Privacy Policy.

Changes to These Terms

We may update these Terms from time to time. Continued use of the platform after changes

means you accept the updated Terms. We will notify users of significant changes.
